What is self-storage?
Self-storage lets you store things you don't have space for.  Business called "storage facilities" rent storage spaces (typically called "storage units) to tenants on a short-term basis (often month-to-month)  6 month and yearly contracts are available upon request.


What are the minimum number of months I can rent?
Storage leases are typically month-to-month, so you are not obligated to a set rental length.  However, many facilities offer promotions and discounts that require a minimum rental length in order to be redeemed (for example: One month free with six-month minimum).

When can I move in?
If there is a storage space available that meets your specific needs, you can move in anytime during normal access hours.

What type of documentation do I need to provide in order to rent a space?
We require a government-issue photo ID (example: Driver’s license, state ID, or passport).

Do I need to sign a long-term lease?
No, we typically rent on a month-to-month basis unless a customer requests otherwise.

How do I make a payment?
You can pay in person at our office locations (301 Main St SW in Ronan), mail a check or money order to St-Char-Ro Properties PO Box 767, Ronan MT 59864, or make a payment through our website. You may also sign up to have payments automatically deducted from your credit or ACH bank withdrawal.

What are your office hours?
Our Office hours are 10am-5:30pm Monday through Friday.  Hours may vary, please understand, you can call 406-676-0588.

How do I find my unit number?
Your unit number is on the "lease agreement".  You can also find it on our website after logging in to "Make a Payment - Login" or call 406-676-0588.

Is the first month pro-rated?
Yes, first month’s rent is pro-rated, last month’s rent is not; if you are not out by the first of the month the unit is yours for the month.

When is rent due?
Rent is due on the 1st of the month. On the 10th you are assessed a $20 late fee.  On the 30th your unit is overlocked and assessed a $10 fee.  Additional fee are assessed after 60 days late.

Do I need my own lock?
Yes, you will need to provide your own lock for your unit. Lock can be purchased in our office.

Can I have yard sales out of my unit?
Yes, yard or unit sales are allowed provided you do not block other units or the drive.

How much notice do I need to provide when moving out?
30 days’ notice required on all move outs. You can notify use of a move out in person at our main office, online through the website, or by phone (406-676-0588).

Do I have to clean my unit out when I move out?
Yes, all units must be broom swept clean before move out will be processed, any trash left behind will be considered a violation of the lease and the tenant will be invoiced all fees related to the removal of items.

Are there any items that I am NOT able to store?
Liquids, explosives, flammable liquids, toxic materials, perishables, ammunition or firearms are not permitted in the units.  Note: Food items attract rodents.

Do you have handcarts and dollies available at your facility?
No, we do not have carts available at our facilities.

What are storage auctions?
Storage auctions occur when a tenant fails to pay their bill on time.  According to a state's lien laws, the facility must sell the contents of that unit in a public auction to make up for lost rent.  
Storage auctions are held on predetermined days, and bidders do not know the exact contents of the unit.  Storage facilities only hold an auction as a last resort.

How can I prevent my storage unit from being auctioned?
Pay your monthly storage rent on time.  If you're unable to do so, contact the facility manager as soon as possible to let them know about your situation.  Be sure to also review your contract so you know how many days of delinquency are allowed before the auctioning process begins.
Reminder: Facilities do not want to sell your items.  The storage auction process is extremely time-consuming and stressful, so managers will be happy to work with you to come up with a solution.  Communication is key!

Do I need credit for my storage unit?
No.  Storage facilities do not run a credit check when customers sign their lease to get a storage unit.

Do I need a reservation or can I just walk in and rent a space?
We welcome walk-ins and don't require a reservation.  However, we usually run close to 100% occupancy, so reservations are recommended.
